Good news for people who want to buy or sell houses! The real estate market in the Philippines is looking very strong in 2025. That means more people are buying homes, buildings, and land — and more new ones are being built, especially in big cities like Cebu, Metro Manila, and Davao.
What’s Happening in Big Cities?
According to Anthony Leuterio, the founder of Filipino Homes (a big real estate group), homes in these cities are being bought so fast that there aren’t enough for everyone! That makes the prices go up because demand is high, and supply is low.
Even though some condo buildings in Metro Manila have empty units (because the POGO companies left), many people are still excited to buy new places. Other areas like Palawan and Bacolod are also growing fast with lots of new buildings going up.
Why Are People Still Buying?
There are many reasons why people want to invest in property:

OFWs (Overseas Filipino Workers) are sending money home, and families are using that to buy homes.

New transportation projects like the Bus Rapid Transit (BRT) in Cebu and better roads all over the country are making it easier for people to travel — and that makes houses near these areas more valuable.

People are starting to care more about green homes (that help the environment) and affordable housing.
Leuterio said it’s very important for builders to make homes that are both budget-friendly and eco-friendly, so more families can have a good place to live.
What About Big Projects?
A lot of people now want to live in places where they can live, work, and play — all in the same area. These places are called mixed-use developments, and they have homes, shops, restaurants, and parks all in one community.
Even though interest rates are high and prices for food and items are going up, Leuterio believes the real estate business in the Philippines will stay strong. That’s because people still really need and want homes, and the government is making it easier to travel and live comfortably.
